Please talk with a lawyer about setting this up correctly, whether you use his existing LLC or create a new one.

I’ve had deals under contract where I’ve done building inspections, septic inspections, and had a lawyer look at the easements and then terminated the deal.

I'm not a lawyer and this isn't legal advice but I wholesale in 7 different markets and my LLC is just in one state and I haven't had any issues. 

In both cases I settled with the homeowner to avoid aggravation, lost time, and expensive lawyers.

Find a good lawyer you can make a relationship with to have in your back pocket should you need to sue, use strong contracts, use work tracking apps like busybusy, always have a couple of different contractors on speed dial so you can fire them and replace them immediately. you've got to be bullish, have strong goals in mind.

I called a lawyer but they didn't even know as it was too specific of a situation.Want to avoid putting myself in a bad spot and make sure I handle ESAs well in the future.
