Hello,I would like to ask for advice regarding an insurance company willing to insure for liability only, as I am self insuring the property itself: I don’t have landlord insurance. 

Thats very highly unlikely. 

A good PM can often get higher rent to offset their cost because they manage at arms length compared to the owner who may be worried about charging market because it’s “too high”.

Most wholesale agreements have specific clauses regarding cancellation.

If so, I would appreciate hearing your thoughts and experiences regarding the local market, investment opportunities, and overall outlook for the area

I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.

Ask the people in Florida who now have sky high insurance and mandatory unplanned assessments, how much value having a paid off property is. 

Regarding my AR properties, I, too, have had some significant challenges over the past 12 months with Arkansas renters.
