Other than comps for 3-unit properties (which are typically not furnished and operating as STRs), how would most seasoned STR investors look at valuing the property?

Hi BP community,I'm going through a landlord's worst nightmare now, long story short, I have a fully furnished rental property in Florida, previously an AirBnB converted to long term rental. 

We plan to do a little remodeling and then will need to fully furnish the home so it is ready for guests.

I furnished the other unit and am sitting on it until July when the STR lottery opens.

Let's say you spent a month on the initial preparation: cleaning, painting, shopping for furnishings, assembling IKEA furniture and so on.
