I just wanted to make sure a fuller picture is presented to show it is not quite as simple as forming and opening a bank account.

Depending on if you qualify as an “Active Real Estate Professional” or a material participant (both are defined by bunch of irs rules so don’t read too much into the labels), you can bring all or up to $25k (starts lashing out at $100k modified AGI) of losses onto your 1040.

Wasn't really expecting it to be clean anyway (although I would if I was actually charged for it).Sorry for wasting everyone's time on this, should've confirmed before I posted this but at least I learned a few things (and possibly more importantly, didn't unnecessarily lash out at the seller's agent/title company for something that I was wrong about).

I find that life has provided me with a much fuller toolbox than those starting at a young age.
