We've only had one resident fail to pay rent, and it was someone who had all the usual red flags, but she also had a sick kid. 

Just proceed with caution and be objective. 36% seems like a red flag (salesman trying to sell you an inferior product - too good to be true).

Biggest red flag, many EXPERIENCED and NEW LOs do is overpromising and under delivering. 

If early on in the relationship you get any red flags with communication I would run.

As for evictions, here is a tip from the one "cash for keys" move out we've had: don't be afraid of a little vacancy; a prospective resident with every red flag flying proudly in the wind is not a good match, even if you're new to the MTR game (as I was :) )

If the property does not require an extensive rehab and just needs cosmetic repairs then a standard landlord dwelling policy in most cases depending on the carrier.

Your inspector should have flagged the issue, even without turning the furnace on.
