However, we noticed a few redeeming features during our inspections that gave us some hope over the 8 month renovation - 11' ceilings (hidden behind drop ceilings), original heart pine floors (protected under laminate flooring), original fireplaces/mantles, and desirable location (5 minutes to downtown Columbia).

I looked through your photos 3 times before I saw the cool rock wall around the fireplace.

Does anyone know if it is in the Fireplace, or does anyone have one they could share.

Actually using regression statistical model (90 day weighted avg) based on home price since 2011 to date analyze sf, lot size, amenities(fire pit, modern bath, outdoor fireplace, pool, hot tub, solar panels) to determine the contribution.

The neighboring units set the market ceiling in my market and they are more than happy to sit on their price, so I wind up stealing their tenants by being just below.I would suggest deciding up front on renovating or not, 100 year old structures do not support todays lifestyles unless they have been updated, so you will pigeon hole yourself to the lower renter.These two buildings have brick exterior, block foundation, will have chimney stack for furnace venting, no fireplaces.

It's been on the market for a while now, and is currently listed at $1,250,000.  7,391 ft, 6 bed, 6 bath, 5 fireplaces. 

I need our gas fireplaces inspected, and the soonest I could find is 3 weeks out from now.

I'm renovating one of the units in a 3 - unit property and not sure what to do with the fireplace.

If they are fire places I strongly advise you remove them both or at th every least close them up so tennats can not use them.
