I'm looking through the spreadsheet and I think it's worth mentioning that it's possible to spend a lot less for certain material items as well as labor in many cases depending on how frugal you want to beinterior door with hardware: $5-10 used, $30-50 newwindow: $10-50 used, $100-200 newlight fixtures: $1-10 used, 6 pack flushmount at lowes for $44fan fixture: $24-60 new water heater: $250 newtoilet: $50-90 newsink: $40-200 new faucet: $10-30 newtile: 0.49-2/sqft newappliance: $20-200 each appliance usedmy last rehab was:60 elec permit cost + 300 elec repair (tenant destroyed meter box causing house to be condemned)1600 material + 1500 labor flooring for 1400 sqft500 material + 600 labor spray paint whole house semigloss and patch some large holes$30 for 4 interior doors which I put in$10 mirror for bathroom$100 paint porch, stairs, and stair rail brown$50 fridge, $10 burner plates for stoveI also spent at least a few hundred with help on cleaning and taking out the trash and some other expenses here and there which altogether added up to about 5 thousand.I spent maybe 30 hours over there in total on the weekends.

Double-tapped breakers, all dishwashers did not function at all, multiple sinks and faucets actively leaked, Improperly installed flooring that had buckled, very high humidity in one units was causing moisture damage, furnaces full of drywall dust, radon systems that were not air-tight in the sump pit, and the list goes on and on.I listed just a few of what would ultimately be the longest repair request I've drafted in my career.

You gotta be the best builder in N.America, you even got the little aerators on every faucet, who does this, it's impossible, please, give me SOMETHING" so I unscrewed 2 aerators and handed to him, he checked it off and said thank you, lol.

When I purchase a new rental, I always change out the valves for the toilets and faucets with upgraded valves that are less likely to fail.

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

So I am able to provide guest services locally, as well as cleaning and concierge, while the owners still get to be involved but don’t have to do the hard work of driving from all over creation to come meet a plumber, electrician, put a faucet cover on for freezing temps, etc. it works well since we are like a partnership.

That house was renovated (by seller, not me) and passed inspection (minor issues repaired) but until a house is stressed by daily living with the occupant turning of faucets, heat/AC, opening windows, etc., a renovated older home will still have issues.
