The septic system isn’t built for the extra bedrooms/bathrooms, which could lead to legal and functional issues.

As with any electronic item they can fail, so I keep an extra new lock on site at each property for maintenance to install if needed. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

(The vendors give a quote, usually discounted for being a PM client and if I approve I pay amount, no extra fees/surcharges/etc.)For this I get GREAT and immediate service.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Would have maybe taken a couple extra trips to look at the neighborhoods a little harder but I wouldn't have chosen a different market.
