Your lease purchase arrangement would be good as long as the senior or their family have enough money for assisted living care until you execute the purchase. 

Then it has an expense tracker to compare budgets to actuals during project execution.

This is a fully executed contract. 

Definitely going to consider everything including your last point about 0% interest credit to actually execute the flip and get materials/labor.

That is not a particularly hard thing to do, but you need to put it in writing and execute a new note for the loan mod.

I'm all for this strategy if you can execute and it's profitable.
