Except for the super cheap-o $70 from Home Depot, they all work good.

The best projects I've seen from my desk are folks who are doing hyper-targeted, well-researched deals that are generally in higher cost of living (there are exceptions) areas. 

Last year we helped eight buyers acquire exceptional coastal STR's in; Brookings, Gold Beach, Bandon, Manzanita, Arch Cape and Yachats, with two in 2025 under contract in Seaside and Rockaway Beach.

When I say fearful, I should say I've never been threatened, except for threat of lawsuit, which, scares me... and it's hard because I truly feel like the property is great and that I'm doing OK on my promises.

My spouse only makes about 45k pre tax and I essentially cover most of our living expenses except for groceries. 

Most would think it insanely astronomical returns, and it is, but it's also exceptionally high risk.

The only exception is for on-site managers, like you'd find living in one unit of an apartment building and managing the building on behalf of the owner.

Most take near a year in southern Ca, but you hear of exceptions in both directions on that timeline.What some developers are doing here is leveraging the affordability issue and getting permission to build additional ADUs by designating some as affordable or semi affordable units.  

And BEING exceptional. 

The previous owner took exceedingly good care of the building and there was nothing that need to be done except to raise the rents.
