House hacking a duplex, even with negative cash flow upfront, is a great way to build equity while learning hands-on.

REI Central is an excellent in-person meetup to meet other RE investors. 

Plus licensing is crazy expensive.There are issues all over the place here and getting anything to cash flow is a tough row to hoe.

I know of several excellent property managers in the North Alabama area that would service the Harvest area, including several that I've never worked with personally, but have a good rep in the area. 

@Justin Sherman your best bet for cash flow is to go with a STR in the upper part of your house hack.

They've had excellent returns Net of fees, you aren't committed to stay in the fund, and it's as safe as other REIT's like Fundrise.

We use BrightInvestor for this kind of stuff, really excellent platform and all kinds of valuable tools. 

I think that, right now, it offers excellent risk adjusted returns. 

@Christian Artuso I only know OOS investing so cannot speak to investing locally as NYC is not my idea of a cash flow market. 

I’d try to get more cash or buy deeper for properties.
