Id say the majority of the small multi's and small apartment buildings are being turned into condos which is a great play for an investor...however that even further exacerbates our lack of multi family housing in the area.

You can say that RE can survive a downturn better than stocks but with enough leverage either one can turn into a nightmare.Also leverage amplifies both losses and gains dependent on where the the markets at so if we account for those then it is going to exacerbate both sides of the ROI.
