How are you all adapting your strategies with the current market changes, like higher interest rates or evolving tenant demand?

I think 1) 10 years that includes recovery from GFC and the Covid pandemic is not a long enough duration2) I think for those 10 years, 100% is not that special3) I think many Midwest markets did not experience the appreciation you depict.There are Midwest markets that have pretty good long term appreciation but there are also many Midwest markets that have appreciation that has not historically kept up with inflation.

what is the rent and prior to covid what was the appreciation from 2011-2020?

What are your thoughts on the market now, post-covid and with rentals/prices at a significantly reduce price from last year?

@Ian FortneyWe checked out Jaco, and from what I have researched and learned was during COVID it was a strong growing  area, then everything came to halt and very little has restarted.  

This city continues to grow and evolve, making it a strong choice for real estate investment.

We have a shortage of qualified applicants and conventional renters, which was created over Covid 19.

The market is always evolving and there may be good deals to be had near term or you may need to wait a while, depending on many factors like interest rates etc.

I was quoting pool prices for my clients several years ago at approximately $40K (basic package 12'X24' including screen enclosure and paver deck) and then they doubled and more after COVID.
