I continue to wonder why Fair Housing has a provision for ESA which are not trained, certified service animals.

. :)  but its like any paid training the reality of deal flow is greatly glossed over.

Im trained enough myself at this point in QBO, but my bookeeper still does the more complex entries (Loans, capital balances, reconciliation, etc) I just do the data entries for expenses.

You could have stopped this train wreck before it ever left the station.

You'll make a lot of mistakes which will train you what to look for in a PM. 

@Matt Powers  Have you done any training, schooling in real estate investing? 

(I literally made my money back for the training on subsequent real estate deals.)  

These are professionals with additional training and a stricter code of ethics.

I disagree--there are more tough times ahead, but as stated above there is light at the end of the tunnel and this time it's not a train.
