Their tax manager literally spent 2.5 hours in a deep dive and answered all of my questions (and I had a TON) and I learned an enormous amount from that conversation.

Everything (an enormous amount of mess where he was living in) was left behind.

That's an enormous amount of risk and faith.

Also, the enormous marketing campaign is sketching me out: the style of the landing pages, the hundreds of emails and links to new offers, the constant emphasis on value, and the cheesy/fake positivity... starting to feel very MLM kinda scammy. 

I find tenant screening strategy to be enormously valuable information.

Fast forward a few months, and they have non-paying tenants who are wrecking the place, and a MIA property manager who (understandably) won't put in the ENORMOUS amount of effort required to manage a property in a C or D area for a small-time client from another state.

One way to find large bedrooms is to look for houses that have a very large sq footage, but relatively few bedrooms (for instance, if the house is 3,000 sq ft but only has 3 bedrooms, chances are, those bedrooms are ENORMOUS!)

That's enormous debt to take on and rather difficult to weather. 5% down with these rates and price points, plus 6 months for a primary(most lenders are 12).

The economic consequence to the owner is enormous when compared to 15 or less and SRF operations.

And that would only be using the difference in loan payments from a year ($1212 x12), so I could do this yearly or every other year and come out way ahead.I tend to think of ideas like this and sometime miss a small detail that has an enormous impact on all of my numbers, so please tell me if I am way off base!
