It seems like everyone wants to get into the wholesale market since it's the new "get rich quick with no money" racket and the better deals seem to be landing in the more experienced outfits hands.Most of my clients have been looking in the Kalamazoo/Battle Creek and Muskegon markets due to the lower price points and better rents/vs/sale price ratios.   

I know the whole mentoring space is full of charlatans and "those who can't, teach," but I've done my due diligence and this outfit has legitimate results, so I'm comfortable moving ahead.What I'm struggling with is if I actually want to own or be responsible for a large apartment complex.

The cost and work to furnish, decorate, and outfit a unit with the necessities to be used as an STR would only make sense if you think this flip is in serious trouble and likely won't sell for quite a long time.

I can always go with a larger outfit, but that’s more overhead that come at higher costs.

I'm fortunate to have a great, skilled outfit that handles those things for me. 

I know this all sounds like I am outfitting a C class STR but if you look hard, you can find tons of amazing stuff for next to nothing.

This outfit is doing their best to make you pay the bulk of the carpet cost replacement.

If you look at projections many outfits are paying almost nothing in the hopes of a return years down with the pro-forma.I personally would be very skittish of those type of deals right now.My syndications I focused on value add dark retail NNN buildings to re-purpose.

No worries, I have a person on my team that loves to outfit properties.

So you have financial outfits getting involved in businesses that had long been left to small owners or specialized funds.
