I would not evict them I would eject them. 

The number of children under 18 doesn't impact an eviction as they will be bound as a party to the execution or ejectment.

Ejectment lawsuit can be filed after previous owner redeems but can it also be filed before he redeems?

Like when you buy a property at a tax sale and the former owner no longer owns it and refuses to leave, but he is also no one's tenant technically so he cannot be evicted, you have to file for ejection, which is a whole 'nother ball of wax, etc...Owner financed can be a great way to get a fixer while bypassing the headaches of conventional loans.

You now own the property, and can charge rent (no skimming issues) and evict/eject the old owner.  

It may not be an actual foreclosure proceeding, it may be an "ejectment" type action, which is somewhere between a foreclosure and an eviction.

A sheriff will deliver the notice and she will have 24 hours to vacate the property or be ejected by the sheriff.
