@Hamidou Keita I would recommend if duplexes are limited if you can get a 4-5 bedroom house and either rent by room for house hack or splitting a big house into 2 and adding a kitchenette and separate entrance as a more cost effective ROI option 

Once you know who in your circle has $ to invest, you then need to understand their risk to reward level so you know what deals fit their bucket.

Click-through rate (CTR) helps measure how effective your ad is at grabbing attention, and if it’s low, you might need to adjust your targeting or creative.

That will largely help to determine the right fit in the landlord market for someone with a portfolio. 

It was honestly luck, I didn't know much about real estate I just knew I needed a house that was unappealing to others to be able to buy it and have it fit in our budget.

Find one that fits with your life and how much effort/capital you have.

Switch Lenders: I’m currently working on refinancing (six other properties), so I’m thinking maybe I should take everything to another lender who might be a better fit.  

If they are a small bank and have say $1.5mm limit does that fit you for a while?
