Can I offset my W2 income by using the Short Term Rental Tax loophole and reclassify the rental income as non-passive by having average duration of stays to be 7 days or less? 

I came across this company that gives out loans of all duration and amounts.

When not allowed:-The entire outstanding balance including repairs, utility, unpaid bills and other charges and the outstanding rent for the lease duration is due immediately.XV.

There are no restrictions on duration of rental from the HOA other than the unit cannot be rented as a STR/Airbnb.

The most common duration in my market is 30. 

The tenants will be staying at the premises for the duration of the repair and expect compensation for the inconvenience/impact.

So expect a request for a new frig, new stove, maybe a laundry room upgrade...they will keep coming until you get the ability to say "what you had when you signed the lease is all you get for the lease duration". 

I have rent charges set up automatically for the duration of the lease and issue new charges each month for utilities I bill back to the tenants. 

just curious - why the inheritance tax was not paid at first place when you acquired the estate property,  instead it was paid after 5 years when you attempted to sell. also the 6% annual interests included these 5 years duration?  

PML and the other lending sources typically have different programs they offer that are less strict on underwriting but that additional risk comes at a cost of usually lower LTV, higher rate, higher points, and shorter duration (think 9-18 month loans instead of 30 year loans).
