My family sees no end in sight to this trend and it has destroyed all of the cash flow they once received.

In addition, the wrong people will destroy things and there could be high theft.

By installing our own, we remove the wear and tear and damage the tenants do by moving W/Ds in and out and hooking them up wrong (which is common) and using cheap components that cause leaks and destroy floors and walls.

This would mean your class of tenant causes more damage than expected, or hail destroys your roof *every 5 years* or something similar.

Agreed, and in many cases, insurance is destroying cash flow if not pushing it into negative territory. 

Here's a little bit of history:                                                                                    In the first half of the 20th Century Waco was a booming city on it's way to be just as large of a city as Austin or even Dallas, but in 1957 a catastrophic tornado hit Waco, destroying it's entire downtown area.

Seems like we could be negligent if we allow self-guided tours and someone leaves a window or the back door unlocked and comes back to occupy or destroy the property later.  

A lot of my clients keep the bedroom carpet until it is destroyed and then re-do it with wood/lvp/tile etc.
