Look for desirable areas and live just outside of it.

There are more complicated strategies to maximize larger listings that involve having like multiple listings for same property and do individual room rentals when it is slower and then for larger length stays, larger groups, and more desirable dates you'd book the whole space, but I think its easier to just do two separate.

Is it better to have a job or business that is doing well, then funnel the money into larger projects, if my desire is to be one of the main GP for like 33-100 unit multifamily projects?

We desire a certain level of autonomy and trust with our clients.

A good sized room with small pocket office is much more desirable than two cramped rooms.

The issue with watering your foundation is that you have to do it always, every year without a break in order to achieve the desired effect.
