I initially thought that variance was only to change from 2-->3 units for example.Regarding finishing basements without bedrooms, in your experience is it just hoops that need to be jumped through/permits needed, or are there scenarios where you could be denied/not approved entirely?

@Patricia Via you do NOT have to accept cosigners, so if occupant can't qualify on their own, you can deny for income.The #1 question with cosigners is - how can you collect against them?

What I really look for in a agent is can they confirm or deny my ARV and rent estimate and explain why.

Most of my referrals come from a borrower that has fallen out or denied from a bank...
