Updating the interior is costing me $63,000 for demo, installation, and materials.

During the Demos we were told that they had plenty of clients that used auxiallry software like PropertyMeld maintenance and FinDigs application screening with RentVine and loved it.

I just had a demo call with rentvine this morning and it seems mostly perfect for what I’m looking for.  

Regarding taxation, talk to your cpa on how insurance proceeds then the sale of a property after being damaged impacts your cost basis.So for me, spend the $ to demo the property and sell the land.

Which the house was condemned and was easy to demo to ground level and build back which would have know mortgage and allow us to save for two more properties cash.

I haven’t heard great things about Guesty for Pros, and I wasn’t impressed when I did a demo with them either.I use Hostaway now however and highly recommend them.

For example, I’m doing three side by side duplexes and it’s costing me $135 psf, but I had to spend an extra $10k per foundation because of bad soil, and the smaller the property the higher the cost psfI’m working on a 28 unit with elevator, demo required, green roof, and it’ll cost me around the same psf as the duplexes.I’m doing three side by side triplexes which are full renovations, basement digout, all new facades, and that’s costing me about $106 psf for construction Non of these numbers include architecture, geotech, MEPS, environmental, utility plan, or finance costs
