it's comical - it's 2000-6000 in CT depending on source, point in process, etc. and it's in the hundreds of thousands of units in Texas. 

Imagine if it cost 1000 to send out 50 letters but half of them responded and half of those wanted an offer and half of those accepted an offer and half of those closed and half of those resold for a net 50k. 

Unless the borrower is self employed and takes a lot of expenses to show lower income on their returns then it usually makes sense to pay a couple thousand a year in higher interest (you can pay like 4,000 a year in additional interest for DSCR if you are saving 30+k on your tax bill kind of math lol)

I've seen investors lose tens of thousands every year before they finally get serious about learning how to manage.

Most DSCR programs will want you to have owned the property for more than 6 months to allow you to use appraised value instead of cost.

Grocapitus is saying it’s ok to tie up hundreds of thousands of $$ for 3 years.

I paid it off within the year, so it cost me no interest. 

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.

We just really wanted to see if we can get something back because they are really bad at the job and have cost us many thousands of dollars (if not more).
