Nobody knew interest rates were going to go  shoot up (and nobody knew we were going to face a global pandemic).

Further ,we could have “flipped” the property to the same buyer at almost the same price in a matter of DAYS, and would have except that 3 days after our purchase the buyer’s financing was shut down because of the COVID pandemic.  

In fact, since the pandemic and inflation hit, the 2% Rule seems to have all but disappeared in all real estate discussions and been replaced with the “1% Rule” in this tighter market.

The numbers on prices and rates are a little dated post pandemic but the concepts are all there to get you started.

During the webinar, someone ask specifically about the failure of the company, he reassured that not withstanding a " black swan event, like the recent pandemic," they should be fine( this is the webinar of 6/11/24), I am not aware of a black swan event occurring.
