They will contest the debt and most likely you will end up needing a Judgement which you then hope to enforce later (good luck).The main leverage you have in your desired scenario is Posting negative item in tenants Credit Report and hope they care.

Despite Mario claiming that "we are waiting for court date because tenant is contesting"....we had to get the court date and forceful removal in 36 days.How did we get a court date and unlawful detainer BEFORE Mario could get a court date when we started our 3-day pay or quit a MONTH AFTER when Mario served the tenant?

The reality is the assessments are correct, but when you do the math based on the tax rate (which in most locales has also gone up) our property taxes on our properties is up an average of over 10%…I know some will say “fight the assessments” but honestly I think some of them may be low (and truth be told I would guess less than 5% if people contest assessments).I am curious, have others started to receive their assessments - and were you in sticker shock?

as long as they do not contest the eviction which they rarely ever do that judgement sticks with them for the rest of their lives, one day when they want to purchase something or sell something I will get paid.

Example of this is I had someone get a loan under agreement and sent me a link to a website about statute of limitations without any contest telling me a loan is not recoverable.
