Although I know most sec 8 landlords use it because of the perception of guaranteed rents.As a small home builder I really dont know how they are going to lower the cost of new construction housing unless the govmit subsidizes it somehow.. basically the price of home components are very sticky they only go up. with the xception of lumber that will go  up and down through out the year..

Let's talk,DanIve actually been looking into buying a condo myself as an investment, I have a few rules, needs to be with both good hoa management & relatively cheap fee (bellow $600 a month) needs to be in area where I’m not competing against other new construction apartments, needs to be an area where even townhomes are so expensive you are not competing, I.e. upper nw, nova, Bethesda etc. needs to be 1990’s or newer in most cases.

@Steven DiazFor anything construction related, I am not very knowledgeable, but there is a real estate group called The Mills Group in town that works a lot with investors and they themselves do a lot of flips so maybe they would be a good starting point.For STR I would do the two units separately.

in columbus ohio we have to put the value of new builds and the cost of construction if you average enough or look at enough you don't need to talk to anyone. find the city website and do some research first
