If there is currently ceramic on the exiting floor, either remove it or scuff it up with a grinder to provide some 'tooth' for the compound to adhere to.These steps take a bit more effort, but the end result will look better and last WAY longer.Good luck!

You do your best to purchase wisely, execute a pre-meditated and well researched strategy, and let the compounding effect of time take over. 10 years from now, the purchase price being 5% above or below current market value won't matter.

.- 2024 almost much every possible repair imaginable was needed among the units, so the headaches and costs were compounded - now the properties are buttoned up for the most part and we'll probably show a loss for 2024 taxes.- We don't cash flow at all because we were bullish on the BRRRRs and also did some flip rehabs using some of that equity and pocketed it years ago.
