When I coach I always preach "You need to have an Escape Plan for your money." 

this is basically the business credit coaching partner that works with you over the course of 12 mos. to help you build up business credit for your company.

Mentors are also very selective about who they mentor.Someone who teaches for money is a coach -- especially someone who will take money from anyone, regardless of their likelihood of success.

Though we haven’t closed our first deal yet, we’re ready to jump and pull the rip cord as soon as our coach gives the green light!

.), easily get cold feet, battle financing issues or sometimes just ghost you at closing.Selling a home to a tenant is probably the better path (lease option), but you really have to work with them every month and coach them to get them ready to buy the home, otherwise, 70% will not execute. 

There are experienced PM's on here such as myself willing to coach and give advice. 

Also, depending upon how aggressive you want to grow hiring a mentor/coach would also be beneficial.

Just fyi, I kept encountering new investors (in my coaching business) who had seen/explored Section 8 Karim, so I spent some time on his website, etc., evaluating his claims.
