I like the mechanics garage one could also take massive cost seg on all that equipment.. and same could be done with doctors office.. i did that with a dermatologist a few years back and it has worked out great helped young doc walk right into a functioning practice without her having to go borrow hundreds of thousands to outfit a shell..

I have one of my staff members (engineer by training) actually calculate the number of hours an active investor needs to spend to find, analyze, negotiate, finance and manage a small deal (SFH to 2-4 family) and if you make $200K/yr or $100/hour, the paltry $200/month cashflow you make on an SFH does not make it worth while if you pay yourself for the time you spent doing all that work.I've acquired over 1,000 apartment units and and some of my investors are high earning commercial real estate brokers, lawyers, doctors, business owners and other high income earners.

I think people have a fundamental misunderstanding of the goals of the lawsuit & even of doj, the goal was stop what imo was clear collision & basically make real estate more like any other business, there is no public list that shows the average amount a lawyer or doctor makes, people go see what services they are offering, see if they like a person and make a decision on value, some lawyers or plumbers make more than others, I have a a plumber for instance I’m probably “overpaying” because I like the guy and he shows up and does good work.
