Of course you can't do that indefinitely, and you still have to pay for the property itself and the labor, which you can't do with a card.

Yep that couple got part of their gain tax free and part was indefinitely deferred (till they died) then it was tax free to their heirs - not a bad gig.

The deductibility of the loss outside of real estate would depend on your level of activity with them, as well as other things you might have going on, but you'd be able to carry any unutilized loss forward indefinitely.

But I also think that if I can rent it to cover the payment and expenses, why not let someone else purchase the house for me and keep it indefinitely...Then there is the fact you mentioned about the 121 exclusion, which I would qualify for now...a bit overwhelming making these decisions so thank you for your insight.

The issue I have here is that once those funds are gone in a few years, we will then have to cover the entire cost myself (~3k) for an indefinite period of time.The other option is convert it to a rental.
