With CA being about as tenant-friendly as WA, that's my best guess.  

So...be thankful that you can own an investment property in prime CA, be content that you’re dealing with responsible and quality tenants, and just take a chill pill regarding home inspections.

So, the smart person would ask - why would someone who lives in CA be promoting KC properties? 

Will not buy property sight unseen but also realize there are investment properties outside my home state (CA).Being an out of state investor, it's difficult to put together a team (contractor, plumber, electrician, agent, etc) to help evaluate properties in a state I've only visited but see opportunities for investment properties?

With CA being in a wildfire hotspot, I'd contact county if they allow for campsites. 

Again, specific to and coming from specific factors unique to those specific markets, like CA being a hot mess without water.
