My cousin actually lives in Philly and was telling me how the area around Fishtown is still buzzing, but some other parts are cooling off.For first-time homebuyers and investors, the competition isn't as fierce as it was last year.

I think I have a good but expensive system of finding the sweet spot of ADR / Occupancy, but I think that is the most difficult part nowadays. 

This makes it more efficient to do the pay check parking strategy or velocity banking (other market buzz words are available as well). 

By listing it lower, it may be more likely to be supported by comps AND could create a demand buzz that will lead to multiple offers and competition.

Hey Katie, Yes It's a good market for fix and flip, back than in 2019-2021, it was also a good market for Brrrr, but I think nowadays it's hard to make a perfect Brrrr and to cash out all or most of the money back, but yes let's hear what people have to say :)

There are several STR insurance options nowadays.

They told me that both options would last around the same amount of time (apparently they have a 14 year lifespan on average nowadays) and they give a 10 year parts warranty, so might as well go with the cheaper option.

You have to get creative and know what options you have.Building is the best option imo, so you’ll have to buy and tear down it seems like nowadays.
