I just feel like you have to take every claim with a grain of salt...I used propstream for a year, and I probably will sign up again soon... was intrigued by PIN and the flashier interface, but not excited about the upfront cost...

I know that the hctax website lets you look up a name or adress but won't let you browse the entire database.I am asking because I think it would be a good way to find motivated sellers I believe.

Browse many attorney's  and compare their prices and fee structure.

I'm certainly hoping for this, as I'm invested in two apartment deals that have been struggling in the suburbs near Phoenix.A post like this is a great way to meet local investors and agents, and you can always visit the Phoenix Market Page to learn more about the market, and begin browsing deals for sale in the area.

Buildium does offer the ability to interface with Quickbooks through API and offers custom buildouts.

If you really want to go down that path, I suggest that you apply to work for a syndicator or RE Private Equity shop as an analyst or operator for a year or two, and browse through 100+ deals over that time period, underwriting each one, and trying to figure out, over that time, which ones you were "right" about, and which ones you were "wrong" about, as best you can.
