Some high and lowlights:- I had one tenant that brought German cockroaches in and then blamed it on me- Same tenant asking if her daughter can visit but failed to mention it was 5 more very noisy people- another tenant having constant loud arguments with his gf- tenant saved some of my stuff when the house flooded due to a pipe burst and another time during a monster rain storm.

You jumped in at a $515k purchase and poured in close to a million in cash, then brought it all the way up to a nearly $1.85M sale.

Well I just brought them a portfolio for $3.4 million worth $6.5 million and now they don’t do this kind of a deal.

Hi Alice, I think you brought up some great suggestions. 

But one of the biggest things about being a good investor whether real estate or stocks is to let what you want to happen, effect your predictions of what will happen I think a lot of people especially not from the area genuinely are upset about how wealthy the dc area and hope it’s get brought to its knees but that doesn’t necessarily mean it will happen just because people want it to.  

So, selling sub-to, the mortgage is brought current and timely payments are made by the new owner helping the original owner's credit CONSIDERABLY!

During the first 2 months of this year, the property has brought in 32k.
