I asked my realtor for a PM referral and I talked the PM and he said it sounds like a decent deal and I researched inspectors online and the inspector went and checked it out and he said it had good bones and he said he'd buy it as a rental property.

It needs some major updates, but seems to have good bones.

And this is why they might not ask for repairs since the policies are very bare bones to begin with

So we talked to our attorney/CFO contact and he told us to be very very suspicous; seems more like cash cow for Pace when getting few 100 students every month to fork over $2k and tell them it takes 6 mnths to 'set up' (umm - a DUNS # is FREE) and then throw them a bone after you've made how much cash-on-cash w/ the $200k that comes in every couple weeks...

We invest in the Indianapolis Indiana market and focus on properties around the $150,000 to $190,000 range that are older homes in good areas that have updated roof, HVAC, plumbing, windows and those type of higher cost items to make sure it has good bones.   

These were all sourced pre-CV19, so eat the fish and spit out the bones. 

This drives the higher rates.Where I operate it is becoming much harder to find deals with enough meat on the bone to use the 40kflips system and Freeland Funding.
