Do you think the state bar would have a problem with me calling myself a certified lawyer? 

Hopefully your lawyer also mentioned insurance- title and hazard.A quitclaim deed transfer can hurt your title chain and title insurance. 

Please recommend a lawyer who works with fixed fee and does not charge for every min s/he talks to you. 

Curious what others have concluded....or for any lawyers out there if buying under personal name and then transferring into an LLC diminishes your liability protection with the LLC. 

Would I still have to go through closing lawyers and get the deed updated to my name or LLC? 

Not only does it hurt the returns, it is a very attractive target for ambulance-chasing lawyers and title fraud.  

As a lawyer surely you find your work well paid and also exhausting. 

Basically the cost of the lawyer would ultimately be as much as the money they scammed me for.

I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.

Unless you've got deep pockets, a thirst for the edge, and are lawyered up it's probably not something you want to attempt.
