In my opinion, the modem is less important than the router.It's also important to have dual band router. 

They are in B and C class areas.

For recent purchases: less than 3 years, you probably have to grow with them and think about how can you maximize returns: maybe ADUs, or Coin-laundry or e-pay, renting space on the property for storage, air b and b or mid term rentals, splitting the lots, Tic sales etc... or value add to increase appreciation faster!! 

I tried a STR as well jumped on the band wagon and hated it.

If you're going to buy OOS, look at Class A or B and get to know those areas on a detailed level (fly or drive there multiple times).  

I totally agree, so many properties there are new and beautiful that there needs to be *something* to really stand outYou make a really good point re: no plan B, and in general I’ve seen the home values in that market depreciating (assuming because of the boom / growth in supply in the last couple years).I might be wrong here but I assumed that a general trade off between vacation market and metro areas would generally be that strs in vacation markets don’t really have a plan BI’m pretty split at the moment, but really appreciate your thoughts

But of course if something is found they may band together. 

yeah, down in Panama city beach, most places have something similar, charging for parking and you get wrist bands for your stay too, and that is all handled by the complex.

I'll be interested to learn how those might be different or better than the ones I'm looking at in b and c zips. 

Could you merge LLC-B and LLC-A before the sales process and do a cleaner exchange?
