I have also done the math and my account over the next 20 years will grow larger assuming a flat 7% return by taking loans then not. 

Thus, I'd expect something like the following for the next three years for US rents: 1) 2025 will not see much national rent growth as we continue to deliver so much supply that prices remain largely flat.

Have a small flat here that was just recently purchased and under mortgage.

Purchase price: $330,000 Cash invested: $15,000 Legal 3 Flat (that was not for sure in the beginning).

I was told they flat out said no and the student was pissed.

Hell, you could go all out and just install a bidet and forego the toilet paper altogether. 

Sometimes you can find a large enough company that you can sub everything out to them and get paid on a commission or flat fee basis, or you can get the property platted and sell it that way.
