Have you reviewed actual numbers that he can provide?

My initial reaction was "hell no".Algorithms are usually poor estimators of actual value.  

I've actually had an investor give two of the properties back to me after religiously making his payments for 3 years on time but got a set of bad tenants and could not maintain the rentals. 

I didn't have enough space in the Title:Novations where the investor uses a Limited Listing that puts them as the primary contact for scheduling showings, receiving/accepting offers and negotiating are brokering without a license.Novations where the investor actually hires a real estate broker to handle the aforementioned for the seller are not included. 

But I ran some actual reports for clients this week and wanted to share.

Actually, I take that back....investing in a course to learn how to make make these loans is an even worse investment. 

The thing that got me considering this model and actually scaling it was a call I got from a friend.

It is not uncommon for auctions like this one to get rescheduled multiple times before ever actually making it to the courthouse steps. 

.: Maybe someone can educate me on the actual uses and mechanics of using a substitution of collateral clause (aka substitution of security) in a loan when you are the borrower.
