No one has really balked at that but we do have higher end guests.

It's an acreage property near the lake that has a main house (2/1), guest house (3/2), and small studio-layout unit (3 units on same property).

Several months in, what they were really saying is "We are going to help you squeeze every dollar out of your guests when you have the opportunity." 

Appears the guests may have left the faucet "on" when the pipes were frozen and when no water came out, forgot to turn it "off".What may have caused the overflow of the sink is maybe the drain lines were also frozen?

It is now treated as a former passive activity and those prior losses can only offset income from that same activity going forward. 

I've got perfect feedback and great guest reviews on my STR but I'm better at running LTR.

Like @Bruce Woodruff I prefer VRBO guests but I haven't had terrible luck with AirBNB guests.

My first guests -- associates of his -- need a place for 2 weeks. 

Our guests are a mixture of workers in town to those visiting university for homecoming/graduation ect.
