The deal fell through because I couldn't line up the financing during COVID......God/Universe has a way of looking out for us...As investors, a crucial skill we develop is to take our emotions out of the situation/deal, but that is hard when we have invested a lot of time and money into a deal. 

The type of home you can get in White House is a different universe compared to what you'll get in Nashville if you're trying to be 5 mins from the urban core.Make a list of what is MOST important to you and that will guide your decision making.

Also area close to University of Buffalo.

Plus so many companies moving and developing here like Amazon, FB, Google, Nationwide, Honda, Ohio State University, Intel, etc.

At a minimum they require babysitting (response to a PM company), research, and educated decision making (accredited investor status).

Pricing at the time of the purchase, close to the university and the university frats.

@Jason Baker I attended the University of North Texas in Denton, Tx shortly after high school.

I have my eyes on New Haven, CT given its growing population and proximity to universities.
