I am an experienced investor and unexpectely find myself managing a duplex myself and wondering if there is a small landlord (aka inexpensive) simple solution for marketing, background checks and lease creation that markets on zillow? 

Attend in person, bid, if you win you have to pay right then via a cashiers check.

I was looking at DSCR loans because they don't require extensive checks like the bank loans and they "only" look at the income generated from the property to qualify for the loan.

You can also check out a group on Facebook with other investor like your self called Yellowbird.

I would say only 1/2 would make it thru their quality check for size and color.  

Be sure to: call & verify employment references, request pay stubs to confirm income & check rental history by contacting the previous landlords.Keep the momentum going!

Once they have seen the property and are interested, the prequalification and background checks will do the rest of the work in weeding out undesirable tenants for you. 

They expect you to live in one unit, BUT I have never heard of anyone from the lender go and  check in on you to see if you are actually living there.
