I spent months reading, browsing forums and meeting with other investors to prepare.

I'm currently house hacking my multifamily in Danbury and have another duplex in Brookfield CT that could’ve been a house hack deal as well.My 2 cents are: Stay prepared (preapproved) and on top of the market because when the good opportunities come, you have to jump on it.

There were several mistakes made on my tax returns that I pointed out, which required going back and forth with their tax preparers.

Do not expect to keep them and be prepared to have to evict.If the jurisdiction this property is in requires anything in place in order to evict such as rental licenses, etc., get them in place before discussing an increase with the tenant because it's much easier to get inspections and repairs done when the tenant cooperates.

Finally, be prepared to need a 30-35% down payment.

Might have to do a joint venture. 

Even if you handle management yourself, budget at least 10% for property management costs so you’re already prepared to scale.

What should I be prepared for if I sell?

In my firm, you would probably pay around $3,500 for this tax preparation, including Form 3115.
