I’d love to hear your experiences on where and how to effectively conduct these searches.What tools or resources have you found most reliable for uncovering any liens, encumbrances, or issues that could affect the property title?

We used to be able to buy 8-10 cap apartment buildings, but over the past 12 months a lot of money from both coasts have started to uncover what you are, and the prices on multi family is closer to 6.5-7.5 currently.

Colorado is considered a “caveat emptor” state, aka buyer beware so the onus is mostly on the buyer to uncover any issues during their due diligence time period.

Costs are very high, but uncovered spaces aren't renting for that much (we're a frequent visitor to New Smryna Beach btw). 

What questions or areas of the lender:client relationship should a REI investigate when shopping for lenders to uncover the value that lender offers as compared to others? 

If you were and lose the value of the rental, then subtract the rental amount from the total price to arrive at the reduced value to you.Are you asking HOW to negotiate a lower price based on this uncovered information concerning the property condition?  

The answer is obvious to me, but please do other research or DM me and I'm happy to send you a ton of resources.Detroit is the kind of market you want to be uncovering today.

You uncovered issues and need to feel good about what you are taking on.

the reason any and all parties that could be named in a lawsuit are named from the beginning is because in the discovery process of litigation, it may be uncovered that you (personally) are liable (through piercing your corporate veil or other deliberate acts) and that suing attorney can have additional recourses (EG your personal assets) to go after. 

But a through search back 30 years in County Clerk and District Court records in given area should uncover anything else.
