I don’t know her money situation but it’s fair to say if she can continue to pay 1,200 in rent and afford to continue to pay the utilities along with iphone car payment and satellite tv then she can pay another 50 a month to uphold her responsibilities in the lease by hiring a local teenager to cut the grass  .

If I was a hoodlum teenager (I could have experience with this) and someone was passing out codes to houses, I would know where the next house party was going to be.I have enough problems with nitwit showing agents (some) in my properties, let alone unescorted strangers who I never meet in person.

Experience, however, taught us through the years that if you have teenagers who total cars, even if not their fault (mostly), your umbrella insurance can be dropped rather quickly, and then you're basically paying higher individual property liability insurance rates until you can get it back.

By the time I load my tools in my truck, diagnose the problem, run for parts, etc it often takes 2-3 times as long as someone who is equipped for this work.I will try to handle turning units between renters because it's a good opportunity to engage my teenage kids and pay them $x/hr for painting, cleaning and maintenance and teach them something about hard work in the process.

My Mom invested in RE so I sort of had the AHA moment as a teenager but got good grades, went to college, worked at, in hind-site, stupid but maybe character building low paying jobs while attending school, graduated, joined the rat race with a job I loved for a long time, met my wife, had a child.
