Also, I understand that doesn't mean there's no such thing as racism, that this point is anecdotal, and that some people think Obama's approval rating would have been 100% if his name was "Don Smith" and he was white (spoiler alert - it wouldn't have been and some of us think he was a bad president based solely on his performance, but many people aren't interested in hearing a nuanced criticism of Obama's tenure - you're in luck because I'm not looking to give one!).

@Collin Wilson many have echoed some of items I am about to mentions but here goes:- Your lease needs to state the Tenant accepts the rental ‘AS IS’- Use the common sense rule: If a Tenant is able to reasonably see the issues during the showing (which many you pointed out would have been apparent) and still decides to move forward there is no need for a discount; otherwise they would have not signed the lease - Make sure you require the Tenant to perform an inspection on Move In day and be sure to have them sign the inspection form - this is where you and the Tenant discuss A LOT of the items they are requesting on the list - Spoiler Alert: If you and the Tenant don’t agree you don’t have move forward and move them in- Lastly, you have done yourself a disservice and have possibly opened yourself up to liability by already providing a $200 credit — the correct course of action should just have been you addressing the pest issue.

Bringing in a bunch of subs the GC has neither vetted nor worked with before will throw a monkey wrench into every phase of construction, especially if you're just shopping for the cheapest bid (spoiler alert, that never ends well).If you're trying to save money, here are some things you can do:1) Get bids from 3 reputable GCs that include a detailed SOW, that way you're comparing apples to apples.2) Trim down unnecessary items from your SOW.
