A while back you ripped on my style of slow and steady long term investing in buy and hold real estate with low down payment conventional loans because it's not as fast as your style and the potential of cash on cash returns isn't as high.

We still end up doing a few things like upgrading appliances or installing recessed LED lighting and dimmer switches and other life-style upgrades to attract top-notch tenants. 

We see it all the time with the conversations on what cars/vehicles folks drive :) here in BP there is a badge of honor to drive a 20 year old 250k mile car/truck :) Myself I saw my dad do some of this although he never got to the utra wealthy stage by a long shot but made good money in RE however it was not until he bought old style timeshare in Maui that he would finally take a vacation..

I think the biggest mistake that people make, is thinking that investing in STR´s is some totally different style of real estate. 

One thing I will say there is a shortage of is properties that accept a pet (single pet, ie 1 dog)You will see a lot of manufactured housing on this corridor, but there are some older homes needing updates since the parent or grandparent had just passed (just toured a great one that sold for $219k in a week (cash) that was massive but my buyer was afraid of the work & it was easy fix and flip)As I mentioned below, I'm very curious to your style-what makes the right deal for you?

I was planning on building the home in the traditional stick built style in my budget but am wondering if doing prefab may save some money/have other benefits.
