Tax credit 45L for a 90 unit or 112 unit project? 

I know that my current cash flow is a result of the unit being my primary residence first, and that not all units will cash flow like this, but can't help the feeling that I should be expanding my rental portfolio over the years.

But, the self-sufficiency test for FHA loans can be really difficult in SF, meaning that the market rent from units you will not occupy must be sufficient to pay for the mortgage payment. 

I am looking to buy a 2 or 3-unit home in NYC.

IE - they do not let inexperienced new investors self-manage their own properties.

Currently have a small rental sfh on a lot that can clearly build at least a 4 unit on it.

The graduation for many successful AirBnB operators are 5-25 units hotels where licensing and permitting are inconsequential.

I own a 3 unit in the area but a different street.

Also, without even looking at the plans a 7 unit building will likely have flawed floor plans and/ or an inefficient layout unless its an irregular site.
