Having spent the last few days scrolling through the forums looking for areas that fit my price point.

After looking the name up on Facebook and scrolling through the page for about an hour, I saw that this was my former tenant.

Consult your tax advisor.You realize all I literally had to do was Google "irs airbnb active", scroll down and find their position in a Memorandum.Strong language makes weak arguments but you missed that lesson.

You know your market better than anyone else.Regarding vacancy, check out comps on Zillow and when yo scroll down after the description, they give you a snapshot as to the activity.

Bigger Pockets is one of the best formats for this because you can go to a QIs profile page and scroll down to the bottom to the reference section.
